MEMBER SPOTLIGHT: The Brad Kappel Team

How Brad Kappel, a third-generation Annapolitan, built the Brad Kappel Team at TTR Sotheby’s International Realty around the waterfront lifestyle he was raised in.


Ask most agents to sell you on a place, and they’ll reach for a brochure. Brad Kappel reaches for his own life. “I’m a third-generation Annapolitan, so I get to sell the lifestyle that I love and that I live,” he says. He was raised on the water, and his kids are being raised there now. When he runs into former clients at the grocery store, they tell him about grandchildren growing up along the Severn. For Brad, selling a home here isn’t a pitch. It’s an invitation into a life he already knows by heart.


A team built for the waterfront

The Brad Kappel Team at TTR Sotheby’s International Realty is a luxury practice based at 103 Annapolis Street, in the heart of West Annapolis. The team covers the Chesapeake Bay region, from Anne Arundel across to Queen Anne’s and Talbot counties, with a deliberately narrow focus: waterfront, water-privilege, and water-view homes, plus the downtown and West Annapolis properties that carry the same sense of place.

That focus is a choice. The team doesn’t chase every listing; depth is the point. It is eight people strong: four agents, including Joe Bray running the Eastern Shore division alongside Alex Clark, Christian Schou, and Kristin Luca, plus a three-person concierge engine of operating director Mistie Schleeper, marketing director Brandi McKeating, and transaction coordinator Cassidy Taylor. With an average sale price north of $2 million and most buyers arriving from the D.C. metro in search of somewhere quieter, the white- glove approach is the product.

Starting at the bottom of the market

Brad has been in real estate for almost two decades, and he started at the worst possible moment: 2008, the global financial crisis, when everything was for sale, and no one was buying. He’d been the advertising manager at WRNR when he bought a waterfront property of his own, and the agent who sold it to him planted the seed, telling him he’d be good at real estate.

He was, though the 2008 market did its best to prove otherwise. More than that, he fell for the work itself, and the window it gave him into every kind of life. Selling a family home, he points out, can feel as personal as “selling your children’s childhood,” which is why he treats the emotional weight of it as seriously as the numbers.

Integrity first, then answer the phone

Ask Brad what drives the business, and the answer is immediate. “We don’t work for the transaction; we work for the client’s best interest,” he says. In a career that has produced billions in sales, he reflects that his success is rooted in developing long relationships. The best advice he ever got is refreshingly simple. “God gave you one mouth and two ears,” he says, a reminder to listen before you talk. The instinct in sales is to talk; Brad thinks listening is the lost art, and the one that actually tells you whether a seller wants top dollar, a fast close, or just someone to handle the whole emotional business of letting go. That’s where his favorite analogy comes in.

The second value is plainer still: be responsive. Answer the phone. Don’t let anything rest. He knows the public can be skeptical of realtors, and his answer is to outwork the doubt, seven days a week.

The first showing is on a screen now

Brad is clear-eyed about how fast his industry is changing. The first showing, he notes, no longer happens in person: “the first showing is happening on a screen,” on the aggregate sites and, increasingly, through the AI tools buyers now use to discover listings in seconds. Two-thirds of his buyers come from outside the county, arriving digitally long before they arrive in person.

As one of the top 100 Sotheby’s agents in the world, he gathers each year in New York to trade tactics with peers coming from Palm Beach, LA, Singapore, and beyond, then brings what works back home to Annapolis.

Chef, wanderer, and finally, home

Here’s what the professional bio leaves out: before real estate, Brad was a chef for six years at Paul’s on the South River, his family’s restaurant. And before that, fresh out of college, he spent two years driving the country, 42 states and every national park he could reach. It was, he says, “like letting your dog off the leash.” He went as far as he could. By doing so, he knew he wanted to come home, build a family, and stay.

That authenticity is the whole pitch. From Main Street, you can look clear across the Chesapeake: the state capital beside the nation’s capital, two hours to the mountains, two hours to the beach. He feels it, he believes it, and he says it plainly: “I love where I live.”
